I keep hearing this from Reeves, critics, and fans. This is a “younger” Batman.
Pattinson was 34/35 filming this movie. Bale was 30 filming Batman Begins. Pattinson’s older than Bale, and closer to Keaton who was 37 filming Batman. People must think Pattinson is still a teenager or something, based on his time in the Twilight movies ages ago.
How old is Pattinson’s Batman supposed to be in this movie?

2021.10.21 15:50 noodles_the_food I think women who claim other women dont like them and thus have no female friends is a red flag.
Having no friends at all is one thing but no female friends at all??
In my experience more often than not its because they are toxic to other women. They claim its because women are jealous of them but its usually because they are rude and attention seeking.
I hope im making sense here. Most of my friends are women and I just really dont think women are as catty as people make them seem.
I had a friend who was like this. She always treated me like competition and would be visibly upset if i "beat" her. She was very beautiful but one day one of the many guys she was interested in asked me out and she physically fought me because of that. Literally lost a friendship over a guy she barely knew wanting me instead of her. Ive noticed this type of personality in most women who claim other women hate them.
They are just such insecure people!

so im 19 and need to take my test but the closest all star that is doing road tests is 130MI away literally across the state, i cant get any information on why they aren't doing road testing or when they will be able to.

2021.10.21 15:50 snigherfardimungus Contrary to pop zeitgeist, this is just about the most affordable time in 50 years to purchase a home. It's just riskier.
Home prices have skyrocketed, it is true, but offer values of property purchases are a simple function of the monthly payment a buyer can afford, and the APR they can negotiate with their bank.
To provide a concrete example, if the average homebuyer can pay $2000/month for a home, how much can they offer for that home? The answer depends entirely on the interest rate. If the APR (I'm assuming 30 year mortgages here) is %0, they'll have $720,000 to bring to the table. If mortgage rates are %3, they'll be able to leverage about $474,000. At 6%, their $2000 monthly payment will only leverage $333,000. This impacts nearly everyone in the property market, so whatever the average affordable monthly payment is dictates the average offer for homes at that time. If interest rates go down, offers go up and property values go up.
The correlation is so strong that, once you adjust for inflation, the monthly cost of purchasing a property remains very steady, with only a few outlier years. Buying a home in 2020 was about 7% more expensive than it was in 1971. The most expensive year to buy a home was actually 1982 (adjusted for inflation) and that year was a pisser - almost exactly twice as expensive as it is now. In actuality, the cheapest time to purchase has been the last decade. (An interesting aside, new homes have gotten larger by 20% since 1971 and many existing constructions have had additions, or have had completions on unfinished areas (usually basements), which means homes are now less expensive per square foot per month than they were in '71.)
To reiterate, the reason property values have been going up is because interest rates have been going down. However, interest rates can't go down any further, so property values will likely begin to track closer to inflation. (Real estate is still a limited resource, so there'll be other pressures, but the major driver of property value increase is interest rates, and that has hit a wall.) Most countries have moved certain types of loans into the NEGATIVE interest rates. Yes, they're actually paying lending institutions to borrow. The lowering of interest rates in the last 50 years has been a long-running attempt to keep a control on inflation and unemployment.
The concern for the prospective home buyer should be how much interest rates will climb, how soon, and for how long. If they can't go any lower, they'll go up sometime. If you were to buy a $1,000,000 home now, and interest rates went from 3.5% now to 7% when you sell it, you could expect the value of the home to end at about $676,000. (You can assume that this change adjusts for inflation. You might sell that house 30 years from now, but it's value would be about what $676k would be today.) Even a slow rate hike would have a crippling effect on the economy, however, so there is considerable reluctance to move them back up to such high levels.
A couple of links to help illustrate my points. The first is a simple table of how much you can leverage with a given payment for a given interest rate. The table's a little messy, but monthly payments are at the top and APRs are along the left. There are two columns of helpful math between the APR and the loan amounts, but you get the idea:
The second link is the one that takes a bit more effort to understand, but I have tried to provide a helpful legend. I've also provided references to my sources. It shows that the average price of a home paid in each of the last 50 years differs very little in monthly cost from year to year. Again, there are outliers, but most years the cost is the same:
Buying property at the moment is terrifying, I know. Really, I know. But shying away from ownership and remaining a renter means that you'll lose out in two major ways. First, landlords rent for the sake of turning a profit. Whatever property a renter is living in, it would be cheaper for them to own that property by exactly the landlord's profit margin. Second, after 30 years of paying a mortgage, you're done paying the largest part of your monthly expense. You not only have no more payments to make (other than maintenance and property tax), but you have the equity that you can either extract or leverage.
I'll hazard a third link here. I hope people will shamelessly steal it for their own purposes. =] I use it to compute the value potential of investment property. You can account for increasing interest rates by setting the appreciation rate to a small negative number. If there's any confusion about how it works, I'll be happy to address it in the comments.

I have read on Wikipedia that Malaysian and Indonesian channels are able to be received here in Singapore. I don't have a Digital TV antenna yet (I'm using Singtel TV), so can anyone advise if those with Digital TV are able to tune to Malaysia channels (from channel 101)?

Maybe Respawn has just made me look into everything too much but when she puts it down in the new trailer it creates 2 fences at 90 degree angle. Is this a buff or am I reading into this

I want to modify the Lantern of Tracking by adding orbs that can be put in a slot on the lantern. The lantern given by Dannika initally holds the orb that tracks elementals. However, after finishing the Nature Spirits quests, my players will get more orbs (though without knowing which corresponds to what type of creature). I'm probably going to allow orb-switching on a short rest basis. Given that as a common magical item, it could technically be for sale in Ten-Towns, I don't think it would turn out to be too powerful, or is there a problem with it that I'm missing?
